At 1st Select, our team in Facilities management helps ensure the functionality, comfort, safety and efficiency of buildings and grounds, infrastructure, and real estate. We work directly with decision makers to implement a preventative maintenanceprogram that meets budgeting requirements. In addition to providing general repairsand maintenance services to a variety of customers in the industry.

Proposed Staffing

- Property manager and/or leasing assistant/caretaker

- 1-2 dedicated maintenance technicians with roving & emergency support

Performance Plan

Fully onboard the property in 90 days, reconcile ledgers, integrate into

appfolio. Assign manager main duties: clean, collect, lease, maintain. Meet

to formulate budget plan. Budgets to be approved by Thanksgiving and

entered by Christmas. Work is scheduled once approved, and we begin

monthly inspections as well as pre-move-in/out. We provide monthly

financial packets as well. Managers act as boots on the ground providing

5-star service. We implement a work order system for maintenance,

implementing a preventative maintenance program within 120 days. All

staff and technicians are highly skilled and we conduct regular reviews and

coaching for team members.
